Sell your Boston Home this Fall

The kids are getting ready to go back to school soon and the cooler weather of fall in Boston, MA is just around the corner. If you are thinking of selling your Boston home, fall is only second to spring as the best time to put your home on the market. With the impeding fall season, now is the time to prepare your Boston home for going on the market.

Mortgage rates recently went up and greater mortgage increases are expected in 2015. This means that your Boston homebuyers are out there now, ready to buy before the winter holidays and the interest rate increases in 2015. Here are some tips for preparing your Boston home

Meet with a Real Estate Professional

A qualified Real Estate Professional can help you decide what your Boston home is worth via a comparative market analysis. Only a true professional who is familiar with your specific neighborhood can price is correctly so that it not just sells, but sells on time and doesn’t leave you with a home for sale during the winter months.

Conceal and De-Personalize

A prospective buyer wants to be able to imagine themselves in your home and that is hard to do when there are personalized knickknacks, family photos, and general clutter. As a general rule, get rid of a third of your stuff or more and put it into storage. Remove family photos, collections, and other personal items. Maximize closet space by also diminishing by a third and organize neatly what remains. If your furniture is oversized, consider putting some pieces in storage to make your room sizes appear larger.

Curb Appeal

The first impression is the only impression that matters to your prospective buyers. Before they reach the interior they have already judged your home by the way it looks on the outside. If necessary, spruce up your exterior with new paint on the front door or seasonal décor added to your porch or front door.

When the time comes to sell your Boston Home please look for a professional, someone well-versed in all aspects of the sale process. From strategic marketing to negotiation, a qualified professional is a home seller's best asset. Your satisfaction is the key to my success. Don't sell your home without the help of an experienced agent. Contact a Boston Real Estate Agent when you are ready. I look forward to hearing from you!

Selling your Boston Home in the Fall

Many feel spring is the busiest time of year for home sales but fall is right behind at a close second. Fall is the perfect time to put your property on the market. Inventory is low, so your competition is less, if you price your Boston Home well it will sell! Here are some tips to have your home looking great this fall selling season.

Don't forget about the lawn
Keep your property well-maintained, even in the fall. Continue to mow the lawn as needed and rake up the excess leaves. Make sure the walkways are clear of any leaves as well. Don't worry about needing to rake daily, colorful leaves look beautiful in the fall, even on your lawn. Just make sure it's not overdone or cluttering your walkways.

Get seasonal
Add some fall-themed decorations and plants. Since not much is blooming in fall make sure to add some color in the way of seasonal decor and plants. A nice harvest wreath or some pumpkins and mums can go a long way for curb appeal.

Maximize light
Open all blinds and turn on all lights for every showing. You want each room to be as bright and sunny as possible. The less-intense sunlight of fall may make it necessary to upgrade your interior lights. Even a lamp here and there can help brighten up a room. To maximize the sunlight make sure your windows are sparkling clean.

Give your home a cozy smell
For many, fall conjures up memories of hayrides and Thanksgiving dinners. Make your house more “homey” with some yummy smells. Some recommend simmering some spiced cider on the stove-top or baking some fresh cookies. The folks at Yahoo have some simmer pot recipes that are easy to pull together, you likely have most of these ingredients in your home.

When you are ready to sell your Boston home, look for a professional, someone well-versed in all aspects of the sale process. From small tips like the above to strategic marketing, and negotiation, a qualified professional is a home seller's best asset. Your satisfaction is the key to my success. Don't sell your home without the help of an experienced agent. Contact me when you are ready. I look forward to hearing from you!

Fall Tips for your Boston Home

As August is dwindling down we are getting into one of Boston's most beautiful seasons – Fall! Before we are ready to bask in the beautiful colors Boston has in store for us, we homeowners have work to do. Each season your Boston Home goes through abuse either from the weather, temperature or its homeowners. To keep your Boston Home in tip top shape follow these simple Fall Tips.

Examine your Property
Check walkways and paths for cracks and loose material. Fix them now before slippery weather is here and can cause tripping or other accidents.

Examine your Roof/Gutters/Downspouts
Clear the gutters and check the downspouts for damage. Check the chimney and any other openings, such as skylights, for leaking issues.

Change any Filters
If you have central air conditioning in your Boston Home you will need to change the air filter frequently. If you use a window unit either remove it from the window or place a waterproof cover over it to protect it from the winter elements. Stoves, clothes dryers, and possibly fans need filters changed seasonally too.

Prepare your Fireplace
Throw away any old ashes and make sure the damper works well. Check the handle and springs to ensure the flue is functional. If necessary, hire a professional chimney sweep.

Drain your Hot Water Heater
Hard water is very tough on hot water heaters by building up sediment in the tank. To avoid this make sure to drain it and double check for any rusting. If your hot water heater is rusting or is very old consider buying a new cost and energy efficient model.

Check your Windows
Most heat is lost through windows and doors. Go through your Boston home and check the seals and caulking around the frame. Repair as necessary to ensure less heat lost this winter.

Service Power Tools
When mowing season is over make sure to service your power tools. Lawnmowers, trimmers, and other tools need their blades sharpened and fluids topped off. This will ensure they are in tip top shape for spring.
