Sell Your Boston Home This Winter

If you are looking to sell your Boston home you are going to want to get the best price for your Boston home and the quickest sale possible. Is there an optimal formula for ensuring your home will sell the fastest and for the best price? Some experts say yes and offer the following advice for selling your home for top dollar and as quick as possible.

Price it a little low. This may seem counter-intuitive to many Boston homeowners. Many think that pricing their home a little OVER market value will leave them room for negotiation. This just dramatically lessens the demand for your house.  Realtor.com, gives this advice:

“Aim to price your property at or just slightly below the going rate. Today’s buyers are highly informed, so if they sense they’re getting a deal, they’re likely to bid up a property that’s slightly underpriced, especially in areas with low inventory.”

Use a Boston Real Estate Agent.  This too may seem counter intuitive. The seller may think they would net more money if they didn’t have to pay a real estate commission. Studies have shown that homes typically sell for more money when handled by a real estate professional. Research posted by the National Association of Realtors revealed that:

“The median selling price for all FSBO homes was $200,000 last year. However, homes that were sold with the assistance of an agent had a median selling price of $280,000 – $80,000 more for the typical home sale.”

My Advice: Price your house at or slightly below the current market value and hire a Boston real estate agent. That will guarantee you maximize the price you get for your house.

I’d be happy to work with you to give you a comparative market analysis of your home and speak about timing your sale just right. A Boston, MA real estate agent will have their finger on the pulse of the market and know the best way to proceed. Contact a real estate agent about selling your Boston home today! I hope to hear from you soon.

Your Boston Home Closing

After spending the last several months finding the perfect Boston home and negotiating the perfect deal you may think that your work is done with your new home.  The contract is signed, the mortgage is approved, what else is there to do? The next important step: the closing! Boston home closings aren’t always smooth sailing so here are some tips for ensuring your closing goes smoothly without any hiccups.
Don’t be afraid to ask questions! A week before closing make sure to talk to the people representing you. Make sure that they have all the info that they need from you. Don't worry about bothering your loan officer or Boston real estate agent to ensure everyone is on the same page. Ask whether you will need a certified check, personal check, or if they need it wired. Depending on the amount of your down-payment either of these options are preferred.
Review the documents in advance. Another great way to be prepared for your Boston home closing is to review the documents in advance. You can ask the lender to provide them to you, most will do so automatically. By looking at the documents, you’ll be prepared with any questions you need to ask, prior to closing. Don't assume that all the information is correct either. Anticipate human error and double check everything.
Take the day off. A smooth closing may take less than 30 minutes, but, you won't know for sure until it's done. There may be delays, especially if it is the end of the month. Don't plan to do the closing during your lunch break. Take the day off to ensure you have plenty of time and are not in a rush to get back to work.
If you are still searching for that perfect Boston home, let a local expert help you out. Buying a home is an exciting and complex adventure. It can also be a very time-consuming and costly one if you're not familiar with all aspects of the process. So, taking the time to learn about the process and your options is critical to making the best-informed choices to achieve your own Boston real estate goals.
My specialty is working closing with my clients as a consultant (not just an “agent”) to provide the information and education critical to make those informed choices—at every step throughout the process. My comprehensive, high-quality services can save you time and money, as well as make the experience more enjoyable and less stressful. Please feel free to contact me, I look forward to hearing from you soon!
